When buying a house in a seller’s market like Ontario, you want to make sure that you find a house that meets all your needs. While compromise is in big play here, make sure you set boundaries on how much you’re willing to compromise. To get you started off on the right not, here’s a guide that I’ve created for first-time home buyers:
Location is the single most important item on my list. When you look at properties in Ontario, look at how far it is from your work or kids’ school. Check if there’s a grocery or shopping plaza within 2 kilometres of the house. Other things to consider include traffic noise, pet friendliness, and distance to kids’ parks and trails.
This brings us to the actual property you’re looking at. Check if the house is on flat land, slope, or hill. What’s the size of the backyard? Is it suitable for gardening or for kids and pets to play? What kind of view do you get from all the rooms of the house?
Picture this: you’ve found the most perfect home. It is within your budget. But when you go look at it, you realise that the floor plan isn’t good. There are too many walls or too few windows. Also, be realistic about how big of a property you want to purchase. Any extra rooms you have could be converted into a home office, craft room, or game room. But that will cost you extra furniture and utilities.
Our mothers always say that the kitchen is the heart of the home. I couldn’t agree more! Make no compromise when it comes to the kitchen. If you find a home that’s perfect in every other sense but the kitchen needs work, research about how much it will cost to renovate.
